Commercial Personal Property
"Personal Property" means everything that is the subject of ownership and that is not included within the term "Real Property". "Personal Property" includes machinery, equipment, and other articles related to a commercial or industrial operation that are either affixed or not affixed to the Real property for proper utilization of such articles. 39-1-102(11) C.R.S. State law requires the Assessor to notify each owner of Personal Property by mail on or before June 15th.
In other words, personal property is the equipment, machinery, furnishings, security devices, household furnishings, signs, and anything else that is removable from a property used for the production of income or in the operation of a business. It is the responsibility of the business to provide an accurate and complete list of their personal property to the Assessor. The Assessor uses this provided information to assign a value that includes depreciation. If information is not received from the business, then the Assessor will assign a best information available estimate as to the amount of personal property in the business.
The Notice of Value for personal property is sent to businesses and residences by January. They must be filled out and returned by APRIL 15 every year in order to avoid a penalty. Extensions on the filing date are available.
See the Appeal Guide tab on left column menu to learn how to protest your personal property value.
Assessor's Responsibility:
It is the responsibility of the Assessor to locate, identify, and appraise all locally assessable property subject to ad valorem taxes. The Assessor has no jurisdiction or responsibility for area budgets, tax rates, or amounts of taxes paid. These matters are handled by the various agencies performing the services supported by property taxes, such as the county government, city government, school districts, and other tax districts.
