City of Aspen Releases Final Phase 1 Lodging Study

Aspen, CO – August 14, 2012– The City of Aspen today released the final draft of the City’s Phase 1 Lodging Study, “Aspen’s Lodging Sector: An Analysis of Existing Conditions.”   Phase 1 was conducted to present an analysis of present conditions while providing a “big picture” overview of Aspen’s lodging sector.  The Phase 1 study is divided into eight sections, which provide information on the history of lodging regulations in Aspen, the characteristics of today’s inventory, occupancy and rate analysis, and interviews with Aspen’s local lodging and short-term rental managers and operators.  



“One of the most interesting aspects of the report is the individual interviews with members of the local lodging sector,” said Jessica Garrow Long-Range Planner for the City of Aspen.  “The interviews highlight different areas of opportunities for improving and sustaining our lodging base, particularly related to condominiums which constitute about 40% of our bed base.”   



The findings in the study offer critical background information while the next phase will focus on what opportunities or issues exist in Aspen’s lodging sector and what role, if any, the City and community should play moving forward.  The next phase of this effort, while still in the planning stages, will involve a series of facilitated meetings with lodge owners, planners, developers, businesses, The Aspen Chamber Resort Association, the Aspen Skiing Company, and others.



One of City Council’s Top Ten Goals is to “examine the desirability and sustainability of preserving existing lodging and producing more lodging in Aspen” and the study is a mechanism to support this goal.
